Resolved Question: What are the best bargain investments right now?
I like the DIA (ETF for the Dow Jones), I like UNG (ETF for Natural Gas), I like real estate in Detroit because prices are very low and foreclosures abound. Regarding Education I like degrees in medical billing because they take only 1 year to get and they are in demand. I like to invest in small businesses like gas stores and one dollar stores because everybody uses them. I don't like single stocks because of lack of diversification. I don't like forex market because I am not a trader. I don't like options because they are too risky and complex. I don't like silver and gold because the price is too high. Do you know better investments? moreOpen Question: Which is the lowest risk investment? Common Stock, Perfered Stock, Real Estate, or Gov Bonds?
moreVoting Question: How surprising is it that the NY Post (Fox Newspaper) says that getting a college degree is a bad idea?
http://www.nypost.com/seven/06282009/postopinion/opedcolumnists/dont_get_that_college_degree__176545.htm?page=0 Geez, the assumptions in the op/ed are completely ridiculous. How about a dose of my reality: I'm Bill, the hypothecial college grad in the article. My two high school friends Ernie and his other brother Ernie are high school grads. Bill currently earns at least 5.5x the maximum income of Ernie #1 and about 7x of Ernie #2, nearly 20 years after graduating from high school. Also, neither Ernie's have saved a dime for retirement because the sporadic construction job that Ernie #1 (who is a skilled carpenter) works doesn't have a retirement plan and Ernie #2 was drummed out of the military on a less than honorable discharge and can only find work now as a part time waiter which has no retirement plan. In the meantime, Bill has put away thousands into retirement (even considering the recent losses in the market) and owns 2 homes, renting one out for additional income. Neither of the Ernies owns a home or any kind of real estate. The problem with the Ernies is that their high school education did not adequately prepare them for the stark realities of life unlike Bill's college education, which included learning about the simple things like setting aside money for retirement and buying real estate for an investment. So why the NY Post (Fox) eluding that an advanced education a bad thing? Or is only bad for the NY Post (Fox) since they rely on morons to boost their ratings by eating this propaganda up? You don't start out with a headline that reads: DON'T GET THAT COLLEGE DEGREE! INTELLECTUALLY AND FINANCIALLY, STUDIES SHOW IT'S NOT WORTH IT Then say further down in the article that you are not arguing against the education, but the degree system itself. The editor knows that 80% of readers won't make it past the 1st paragraph and less than 5% will read the entire article. This is nothing but anti-intellectual propaganda coming from the masters of such. moreVoting Question: Real Estate Investment In Virginia, Washington, Maryland!?

This Act had initially separated commercial from investment banking to eliminate conflicts of interest and to reduce speculative trading in certain markets, including real estate. If this Act had not been repealed (because investing in housing would not have been possible), many of the problems we are facing now would not even exist. Banks would not have been allowed to bundle people's mortgages into 'mortgage backed securities' and thus the collapse of the sub-prime market would not have had such an affect on the banking industry. Thoughts? It might have still happened, but Clinton opened the gate for it to happen. moreVoting Question: High-risk funds. Of the $50,000 that Natasha pocketed on her last real?

Jackson Lived Like King but Died Awash in Debt AP, Jun 26, 2009 5:00 am PDT Michael Jackson the singer was also Michael Jackson the billion-dollar business. Yet after selling more than 61 million albums in the U.S. and having a decade-long attraction open at Disney theme parks, the "King of Pop" died Thursday at age 50 reportedly awash in about $400 million in debt, on the cusp of a final comeback after well over a decade of scandal. The moonwalking pop star drove the growth of music videos, vaulting cable channel MTV into the popular mainstream after its launch in 1981. His 1982 hit "Thriller," still the second best-selling U.S. album of all time, spawned a John Landis-directed music video that MTV played every hour on the hour. "The ratings were three or four times what they were normally every time the video came on," said Judy McGrath, the chairman and CEO of Viacom Inc.'s MTV Networks. "He was inextricably tied to the so-called MTV generation." Five years later, "Bad" sold 22 million copies. In 1991, he signed a $65 million recording deal with Sony. Jackson was so popular that The Walt Disney Co. hitched its wagon to his star in 1986, opening a 3-D movie at its parks called "Captain EO," executive produced by George Lucas and directed by Francis Ford Coppola. The last attraction in Paris closed 12 years later. One of Jackson's shrewdest deals at the height of his fame in 1985 was the $47.5 million acquisition of ATV Music, which owned the copyright to songs written by the Beatles' John Lennon and Paul McCartney. The catalog provided Jackson a steady stream of income and the ability to afford a lavish lifestyle. He bought the sprawling Neverland ranch in 1988 for $14.6 million, a fantasy-like 2,500-acre property nestled in the hills of Santa Barbara County's wine country. But the bombshell hit in 1993 when he was accused of molesting a 13-year-old boy. "That kind of represents the beginning of the walk down a tragic path, financially, emotionally, spiritually, psychologically, legally," said Michael Levine, his publicist at the time. He settled with the boy's family, but other accounts of his alleged pedophilia began to emerge. When he ran into further financial problems, he agreed to a deal with Sony in 1995 to merge ATV with Sony's library of songs and sold Sony music publishing rights for $95 million. Then in 2001, he used his half of the ATV assets as collateral to secure $200 million in loans from Bank of America. As his financial problems continued, Jackson began to borrow large sums of money, according to a 2002 lawsuit by Union Finance & Investment Corp. that sought $12 million in unpaid fees and expenses. In 2003, Jackson was arrested on charges that he molested another 13-year-old boy. The 2005 trial, which ultimately ended in an acquittal, brought to light more details of Jackson's strained finances. One forensic accountant testified that the singer had an "ongoing cash crisis" and was spending $20 million to $30 million more per year than he earned. In March of last year, the singer faced foreclosure on Neverland. He also repeatedly failed to make mortgage payments on a house in Los Angeles that had been used for years by his family. In addition, Jackson was forced to defend himself against a slew of lawsuits in recent years, including a $7 million claim from Sheik Abdulla bin Hamad Al Khalifa, the second son of the king of Bahrain. Memorabilia auctions were frequently announced but became the subject of legal wrangling and were often canceled. Time and again, however, Jackson found a way to wring cash out of high-value assets, borrowing tens of millions at a time or leaning on wealthy friends for advice, if not for money. Al Khalifa, 33, took Jackson under his wing after his acquittal, moving him to the small Gulf estate and showering him with money. In his lawsuit, Al Khalifa claimed he gave Jackson millions of dollars to help shore up his finances, cut an album, write an autobiography and subsidize his lifestyle — including more than $300,000 for a "motivational guru." The lawsuit was settled last year for an undisclosed amount. Neither the album nor book was ever produced. Another wealthy benefactor came to Jackson's aid last year as he faced the prospect of losing Neverland in a public auction. Billionaire Thomas Barrack, chairman and CEO of Los Angeles-based real estate investment firm Colony Capital LLC, agreed to bail out the singer and set up a joint venture with Jackson that took ownership of the vast estate. Barrack was unavailable for comment Thursday, but referred to the singer in a statement as a "gentle, talented and compassionate man." A final piece of the financial jigsaw puzzle fell into place in March, when billionaire Philip Anschutz' concert promotion company AEG Live announced it would promote 50 shows in London's O2 arena. Tickets sold out, and the first show of the "This is It" tour was s moreResolved Question: OK- so i have this friend who just inherited a TON of cash...?

My family and I own and operate a successful cabin and vacation rental business in the Great Smoky Mountains of North Carolina and our business has been growing even during the recession. Our location offers our guests many things to do at reasonable prices and despite these tough economic times, families are still taking vacations and they really appreciate the affordability we can offer. Since land and cabin prices have dropped by as much as 20% in our market, now is the time for me to take advantage of the real estate downturn and expand and grow my rental business which is actually growing in this market. The problem we keep encountering is that with the credit and capital markets so tight, traditional banks will not even consider lending to us, even banks we have had relationships with for almost 10 years We have excellent credit, have never missed a single mortgage payment, have a lot of equity in the other properties we own, nine years of year-over-year increased rental income, and growing demand in our market. Even with all these positives, traditional banks are still unwilling to lend money for investment property. What other opportunities and sources of funds are available to someone in our situation so that we can take advantage of the lower real estate prices and grow our cabin rental business? Thank you for any help and guidance you can offer. moreResolved Question: What type of investment is Prosper.com classified as?
I not even sure if this is even the proper place to be asking such a question, but I can’t seem to get an answer. And if this isn’t the right place, can you please point me in the right direction. Here is my question, from my understanding the SEC claimed Prosper was selling shares or equities of a particular loan and therefore they were required to register with them, which I understand, but what I don't understand is how is an investor buying a share of a particular loan, if Proper is the note holder. After all doesn't a share represent partial ownership? And if Prosper shares don't represent ownership, what do they represent and what type of security is it classified as according to the SEC. And one last question, as this ever been tried with mortgages, it seems to me investors would be even more willing to invest in person to person lending, if it's secured by real estate. Thanks. moreVoting Question: For a real estate investment LLC, do I need to have a business license as well?

That's right. From the "Community Reinvestment Act" that pressured banks into affirmative-action lending, to those "government-sponsored enterprises" Fannie Mae and Freddie Mac -- who bought up all the resulting subprime loans and repackaged them as "investment grade" securities -- the greasy thumb-prints of government were all over this fiasco from beginning to end. just me: Democrats controlled The House, Senate and The Whitehoue when reinvestment ACT was passed. moreResolved Question: In this current economy, is it financially better to buy a nice house already done or an okay house to fix up?
I'm considering buying a house within the next year or so. Given our current economy, I've heard that now is a good time to purchase a house. I have no clue about real estate. I was just curious which would be a better investment. Buying a house that is already nicely fixed up or a fix-er-upper house. I guess I'm thinking in terms of investment, re-sale value, is it cheaper and house worth (I'm sure there are other terms used for these, I just don't know them). Also, is it getting more common to buy fix-er-upper houses? What are the pro's and con's? I live in the Bay Area California if that is pertinent information. If we want to buy a house, tear it down, and rebuild condos in that lot and then rent them (wait till the market changes and then sell the building we construct). As a stock market investor the rules about how and who can do margin, short, put, or calls on a stock have changed A LOT since that time and most of the books written about exotic investing in the stock market in the same time frame aren’t worth the paper they are written on.
